Is this worth it?

  • A minimum 700 credit score is required.
  • 20% down payment required.
  • Search for distressed properties at wholesale prices.
  • Find out if you are looking to fix and flip or buy and keep.

What's a Tax Lien?

A 1st position lien is imposed on a property for non-payment of taxes.

Tax Lien Model

Example: Property worth $200,000 FMV (fair market value) and subject to $1.800 annually in property taxes.

If the owner is unable or unwilling to pay their property taxes, the federal government may place a tax lien on the property.

The county will charge $1,800 to investors. The county will issue a tax lien certificate. If the owner fails to pay the fees by the redemption deadline ($1,800), their property could be forfeited.

To purchase the tax lien, you must wait until the redemption period.

The redemption period depends on where the house is located. It can take anywhere from six months up to four years. The homeowner has time to pay the property taxes.
