I was immediately intrigued by the software after watching a YouTube video that showed him inspecting properties at Chase bank for $18k.

The author suggested that even if you are a suckers real estate investor, it is still possible to make a lot from the leads you get by using his strategies.

Videos available everywhere

It can be insane to flip a house, without buying one, build it, and then not seeing it again for 30 days.

Can you make money signing up for his programs?

Can you flip homes for more than $10k in a matter of hours?

Is Clever Investor a fraud?

Many people fall into a trap without realizing it.

This review will focus on Clever Investor. We'll examine it to determine if it's the best real estate course.

Who founded The Clever Investor LLC?

The Clever Investor was created by Cody Sperber from Mesa (AZ). While attending Arizona State University, Cody met Shannon.

Cody Sperber earned his business degree with an emphasis on finance and real estate. Shannon however chose to pursue a higher degree in physical therapy.

Cody and Brynlee met at ASU and were married in Mesa in 2005. They have two children, Hudson and Brynlee. Their bulldog Sully is also their pet.

Cody was interested in real estate investing while in college. Cody did not start full-time flipping until two years later.

Cody enjoyed his job as a bookkeeper and was excited to pursue his real estate dreams when Lyle, a friend of many years, suggested that Cody go to a Jack Miller workshop.

Despite being advertised as "free", it can be misleading.

3) Clever Investor Mentoring

You can purchase this mentoring service with other items, or by itself.

One of the many mentors will assign you a Clever Investor mentor. They will keep you updated and answer all your questions.

There are many levels of mentoring available and each one comes at a different price.

  1. Total Immersion Costs $28,000
  2. Protege Program cost $14,000
  3. Apprenticeship costs $7,000

This program requires a significant financial investment.

4) Your First Flip

This program, also known as the "total home flipping program", is a step-by-step training course that will help you go from zero to your first flip.

Cody Sperber teamed up with Ken & Anita Corsini of HGTV's Flip Or Flop Atlanta to create this course.

This course is divided into six modules:

  • Module 1: Participate In the Game - A summary of everything
  • Module 2: Flip A House -Look for houses that are "flippable." "
  • Module 3: Analyze Your Deal - This is how they evaluate deals before investing in cash.
  • Module 4: The purchase of the property - This is the buying of a home.

This software is designed to make life easier for novices. It helps them track leads, find deals, stay organized and drive sales. The software has nine distinct characteristics:

  • Step-by-step deal organizer: This is where you can organize your deals.
  • Exit Strategy Optimizer Tool - This tool will help you decide which investment strategy is right. It compares the income potential of different strategies side by side.
  • Qualified buyers on demand: This device automates the marketing process and places properties instantly on the market in multiple locations.

6) Direct Mail Dealmaker

The Direct Mail Dealmaker is about making deals by sending traditionally-fashioned direct mail... and it is referred to as "push button direct mail fulfillment. "

This listing contains Cody’s printing contacts and Cody’s division.

This will allow you to find higher equity properties as well as pre-foreclosure property.

While I am not certain if this stat is correct, he claimed that 90% of real estate millionaires receive their deals via direct mail... so it is clear that this method of advertising works.

The 3-Step Process

1) Flip Deals

This statistic seems a bit off. Cody states that approximately 5% of homeowners want their homes to be sold quickly to get a better deal and to live in smaller communities.

He refers to these people as "motivated sellers", which is what you should be looking for. They don't have the patience to wait for asking prices.

Cody discovered these sellers and found many creative ways to get in touch with them, including sending postcards.

Real-life example: A house older than 20 years has been listed for $160k. It is expected to be worth $200k. It is being listed by the owner at $145k.

2 Controlling the Deals

The next step is to take control of the properties you are interested in.

Register for the program to get all contracts required to start the program.

An example of a real-life deal: The seller will sign the purchase-sale contract. The original listing price was $160k.

3 Flipping and getting paid

Turn the offer around and get paid

Then, you will advertise your home...

Real estate investors who are looking for properties to renovate will be most interested.

Once you find a buyer, the house will be promoted.

To facilitate the sale between the seller/owner (the owner) & the buyer/buyer(the buyer), you can complete an Assignment Agreement.

Real-life example: Now you need to sell the house.

The Process

It's a completely different experience from flipping houses. To make more money, you can resell the property without having to buy new houses or renovate.

2nd Week: Investment Team building and Business Licenses Your Local Market

Cody’s second training week focuses upon three key points:

  1. To protect your business, create an LLC
  2. Working together with professionals to build your Real Estate Investment Machine
  3. Single-family homes can be classified on your local market

Cody begins the second week with a guide that will help you create a legal entity for your Real Estate Flipping Business.

Cody suggests that you get a limited liability company license. This license allows you to avoid tax, protect your assets, and reduce tax liability.

Next, he describes how to form a group of investors in real estate.

To get involved in the real estate wholesale business, you'll need to build a team.

  • A mentor can help you achieve your goals.
  • Cody, a Farmer's Insurance agent, recommends Farmer's Insurance due to the high rates and ease of use.
  • An accountant with a good understanding of the inner workings of real estate

Fourth Week: Basic negotiations and handling of a hooked deal

Cody discusses negotiating strategies and proven methods to get the best offers.

What's the best part about it? It's how you design your offer.

People like options, so it is important to offer multiple funding options. Sellers will be able to market and complete their property in their own way.

Cody shares these three strategies to negotiate:

  1. Use rude Loss Mitigation Negotiators to get your way
  2. Deal management using ultimatums using methods to keep it alive
  3. The building is the most important characteristic of great negotiators.

When you begin your first deal, there will be many obstacles. Don't give up!

After Cody's training and strengthening my negotiation skills, I was ready for the challenge.

I am proud to say that I have achieved great returns from my investment time.

Although not all businesses are easy to run, I believe that recurring income is more lucrative than one-time income.

What can clever investors do?

Many people think they can make a million bucks overnight.

Individual results may vary. Experienced agents have many years of experience in real estate.

Clever Investor's website contains a small disclaimer at the bottom. It says: "Any claims regarding income are estimates or examples, and should not be considered as typical."

This link will take you to another earnings disclaimer. The clever investors did some research to see how their students were doing.

I was initially shocked by the results. However, I kept going.

Fast Track Profit System students only responded to 501 questions. But, few students answered questions like how much they made.

These numbers provide an indication of what is possible but don't give any guidance as to what's average or typical. Clever Investor didn't respond to this survey.

Real estate can be a very lucrative business. To be a successful real estate investor, however, you have to put in the work (which can be hard).

I was able to launch my online business with the help of this course. This course teaches you how to make your online business more profitable while retaining the same skills you would use in real estate.

Is The Clever Investor Training Worth It?

Cody's course makes a great investment.

This program is excellent for training, but it's not the best for real estate education.

The Clever Investor is able both to give excellent teaching and provide practical training.

The course Codey provides more information than the course costs.

Maybe my problem isn’t whether you should or shouldn’t buy the training course but when.

You won't get the course if you don't have enough cash.

To get started on property, you will need significant capital. There will also be expert costs such as a lawyer or contractor.

  • Sales funnels may seem complicated and make it seem like you're involved in some sales process.
  • Cody can be annoying in movies (just my opinion span)

Clever Investor offers a customer service

These programs provide assistance, particularly for beginners.

Many members are happy with the support they have received.

It's not clear what they purchased. This is the reason I don’t believe they will offer exceptional support.

Mentoring programs provide the best support.

Lead Money has been voted the #1 recommendation for making money online in 2021

These are the areas where Clever investor Scalability falls short. You must be able to scale your business to reach national audiences.

Local Lead Generation will allow you to receive service requests from numerous sites at all hours of the day. These people will pay a lot to have what you have to give them.

One YouTube The host commented that it was not about making lots of cash on one website but making a few dollars from many websites.

Consider it.
